We're a land acquisition and development company turning vacant parcels across the United States into clean, profitable transactions at scale. Our mission: make every transaction straightforward, trusted, and a genuine win for both sides.

The systems are live. The lead flow is real. The capital is deployed. What we don't have is the closer who turns conversations into signed contracts — fast, clean, and at full margin.

That's where you come in.

No agents. No appraisals. No mortgage contingencies killing deals at the 11th hour. The sellers are motivated, the transactions are direct, and the margin is real.

The top closers in this space — veterans of car sales, SaaS, insurance, and wholesale real estate — consistently say it's the cleanest, highest-leverage sales environment they've ever worked in. You close it, you own it. No one else takes the credit.

Deals are on the table. But deals don't close themselves — and every hour a qualified lead goes untouched is money left behind. We don't tolerate that.

THE PERSON

This role is not for the well-balanced.

We need someone wired to pick up the phone, build trust fast, make the offer, and lock the contract. Someone who doesn't count hours — they count deals.

THIS IS YOU:

? Top producer on every team you've been on

? You run a system — logged, tracked, followed up without being asked

? You kill weak deals fast and hammer strong ones to contract

? Your income doesn't reflect what you actually produce

THIS IS NOT YOU:

? You need rigid hours and a hard stop at 5pm Friday

? You prefer managing activity over producing results

? You get defensive when your numbers are on the board

? You need hand-holding to make a go/no-go call

? You're looking for comfortable — not exceptional

WHAT YOU'LL DO

You run the acquisitions engine.

You don't sit on leads. You don't let sellers go cold. You close.

  • Run 30+ offers per week — off-market and on-market

  • Make fast go/no-go decisions and give the CEO a clean brief, not a war story

  • Anchor price aggressively and defend spreads through negotiation

  • Kill weak deals immediately. Hammer strong ones to signed contract

  • Follow up every open offer — Day 2, Day 7, Day 30, Day 120

  • Uncover seller motivations and systematically handle objections

  • Hand off clean, complete contracts to ops — then get straight back on the phone

  • Log every offer in CRM same day. No exceptions. No gaps.

  • Give every seller a clear answer — yes, no, or revise — and give it fast

This isn't lead nurturing. This isn't pipeline management.

This is closing — full out, every single week.

  • Build and maintain landowner and broker relationships

  • Take inbound leads from setting to closing

  • Cold call pre-vetted, high-profit lists

  • Negotiate property purchases and protect gross profit margins

  • Uncover selling motivations and systematically overcome objections

  • Follow up consistently on every open opportunity — nothing goes cold

  • Set up subdivision and development projects in coordination with owners

  • Document all interactions in Stride CRM and Google Sheets

RESULTS WE EXPECT

  • Consistent deal flow from provided leads — 6–10 closed deals per month

  • Strong conversion rate on qualified opportunities

  • Thorough documentation of every prospect interaction

  • Effective pipeline management with zero open loops — nothing sits without a defined next step

  • Margin protection on every deal you touch

  • Proven sales track record — real estate or land acquisition strongly preferred

  • Excellence in negotiation, relationship building, and objection handling

  • Self-directed and accountable — you thrive without someone looking over your shoulder

  • Organized and systematic — you run a pipeline, not a prayer

  • Genuine interest in land, development, and building something with long-term value

THE COMPENSATION

This is one of the few acquisition roles where top performance translates directly to life-changing income. The 3-4% on the buy side gives you stability; The commission gives you no ceiling.

Here's exactly how it works — no ambiguity, no fine print.

MONTHS 1–6: RAMP PERIOD

Flat 15-18% commission on every deal you close.

No tiers. No thresholds. You earn 15-18% of net profit from day one — fully rewarded while you learn the market and lock in your cadence.

MONTH 7+: FULL STRUCTURE

$4,000/month base + tiered commission above $30K GP/month

COMMISSION TIERS (Month 7+):

$40K – $100K | 8% | $3K – $8K

$100K – $200K | 12% | $12K – $24K

$200K – $300K | 18% | $36K – $54K

$300K+ | 22% | $66K+

The average deal produces $30K in gross profit. Closing 7–10 deals per month puts you firmly in the upper tiers. That's achievable.

Top performers earn $250K to $400K+ annually. No ceiling. No negotiation.

If you can close deals, this compensation plan is gold.

We'll be straight with you — the first 5–6 months are about learning the market and dialing in your cadence. We tell you this now because we'd rather be honest upfront than have you find out later.

Here's what's true: the leads are already flowing. The team is running. You're not walking into a startup hoping the machine gets built — you're stepping into a seat that's already been engineered and tested. The 15-18% flat commission during ramp means you're earning real money from your first deal.

This is a bet on yourself — we're just making sure the table is already set.

SCHEDULE & CULTURE

This role runs on a structured daily window — 8:30am to 6:30/7pm CST, Monday through Friday. The hours exist because motivated sellers don't wait, and neither do we. You're expected to be present, locked in, and executing during those windows.

This pace is not for everyone — and that's okay. We set this expectation clearly so only people who thrive in high-accountability, high-output environments choose to apply.
